LinkedIn outreach
LinkedIn outreach for mortgage brokers: building referral partnerships
By Asen Levov, co-founder of Sellinger. Published . Last updated . 7 minute read.
A mortgage broker's best LinkedIn audience is not borrowers but the professionals who meet them first: estate agents, accountants, financial planners, solicitors and HR teams that relocate staff. Write as a peer, ask how they handle clients who need finance, offer a referral in return, and keep rates, products and advice out of every automated message, because those are regulated.
Brokers who try LinkedIn often start by posting rates or messaging homeowners. Both run into trouble: rates change, credit marketing to individuals is regulated, and homeowners do not go to LinkedIn to think about mortgages. The professionals around a property purchase do use LinkedIn, and they have clients who need a broker this month.
Who refers mortgage clients?
| Partner | When they meet the borrower | What they want from a broker |
|---|---|---|
| Estate agents | When a buyer makes an offer without finance in place | Fast decisions in principle, so sales do not fall through |
| Accountants | When self employed clients want to buy or remortgage | A broker who understands complex income |
| Financial planners | During reviews of a client's whole financial picture | A broker who will not cross sell against them |
| Solicitors and conveyancers | During a purchase or a remortgage | Clean, responsive files |
| HR and mobility teams | When staff relocate | A reliable contact for employees moving to the area |
Pick one or two to start. Estate agents and accountants who work with self employed clients usually respond fastest, because the benefit to them is concrete.
What does a referral partner first message say?
Write as a peer, about their clients, with one question. Illustrative examples:
- To an estate agent: "Hi Laura, we both work with buyers in [area]. When a buyer makes an offer before their finance is arranged, who do you usually send them to? I work mostly with first time buyers and self employed clients."
- To an accountant: "Hi Raj, many of your clients are self employed from what I can see. When one of them wants to buy, do they usually come to you first? Lenders read self employed income in different ways, and that is most of my work."
What to leave out: rates, product names, lender names, anything that reads as advice, and any promise about approval.
How do you build the relationship?
Referral partnerships grow from usefulness, not from messages. A rhythm that works:
- Connect, usually without a note.
- First message after acceptance, with one question about their clients.
- A useful follow up a couple of weeks later: a plain guide for their clients, such as what documents self employed buyers should prepare.
- A short call once they show interest, to understand how they work.
- Send them a client first when you can. One referral given usually does more than any message.
The referral partner outreach use case covers the same pattern for other industries.
What does the evidence say about peer outreach?
We have no mortgage broker case study. The nearest is the wealth advisor referral network, which wrote to private bankers, wealth managers and advisors as peers, with no pitch and no link in the first message. Of 9,808 professionals messaged, 4,392 replied (44.8%), and 95 calls were booked and corroborated. A short nudge after the booking link mattered: 48 of 111 linked threads booked only after at least one nudge.
The same study warns about volume: from the fourth message on, 16% of replies were negative. Keep follow ups few and useful.
What rules apply?
Mortgage advice and credit marketing are regulated in most countries, usually with rules on how products, rates and risks are described. Messages to referral partners are business to business, but anything that could be passed on to a borrower should be approved wording. Email rules also apply; see is cold email legal. This is not legal advice.
A simple rule for any automated message: no rates, no products, no lenders, no approval promises. Those come from a qualified person, in a conversation.
Where can an AI agent help?
An agent can find estate agents, accountants and planners who work in your area, draft a first message for each, follow up on schedule and tell you when someone replies. It can also answer a partner's simple questions from a knowledge base you write, such as which documents a buyer needs.
Everything regulated stays with you. In Sellinger you can write rules that stop the agent on any mention of rates, products or advice, and hand the conversation to a person. A campaign can run in approval mode, where every message waits for your approval. The regulated industries use case shows how teams in finance set these controls.
Common mistakes
- Posting or messaging rates. Rates change and their presentation is regulated. Keep them for a conversation with a qualified person.
- Treating partners as a lead source only. Partners who never receive a referral stop sending theirs.
- Writing to every estate agent in the region. Pick agencies that sell the kind of property your clients buy.
- Slow responses to referred clients. A referred client who waits two days damages your partner's reputation, and the partnership with it.
- Promising approval. No message should imply that a borrower will be approved.
A weekly routine
- Monday: check new connections and replies from partners, and answer every one.
- Tuesday to Thursday: approve or rewrite the agent's drafts to new partners, and send one useful item to existing ones, such as a short guide for their clients.
- Friday: log every referral sent and received, by partner. After a quarter, put more time into the partners where referrals flow both ways.
A checklist
- [ ] My audience is referral partners, not borrowers.
- [ ] I picked one or two partner types to start.
- [ ] First messages ask about their clients, with no rates or products.
- [ ] Follow ups bring something useful for their clients.
- [ ] I send partners clients too.
- [ ] Rules stop the agent on rates, products and advice.
