AI SDR for commercial real estate: outbound timed to lease events
Commercial property moves on lease events: a break clause, an expiry, a team that outgrew its floor. An AI SDR can help a broker or landlord reach the occupiers and owners behind those events, ask one question about their space plans, follow up for months if needed, and hand every live requirement to the broker.

Why outbound in commercial real estate is different
Deals are rare and large, and the timing is set by contracts the broker cannot see. An occupier with a lease ending in two years may already be planning. One with a lease ending next month has usually decided. That makes long, light follow up and good list building worth more than volume.
The buyer is also not one person. For an office move, the decision often sits with a founder or finance director, while an operations or workplace lead does the work. Writing to both, with different questions, is normal.
| Who | What they care about | How they tend to buy |
|---|---|---|
| Founder or finance director of an occupier | Cost, flexibility, the lease commitment | Decides on the shortlist, signs the lease |
| Operations or workplace lead | Fit for the team, move logistics, amenities | Researches options and runs viewings |
| Property owner or asset manager | Occupancy, tenant quality, rent | Appoints agents per building or portfolio |
What an AI SDR does for commercial real estate
- Builds lists of occupiers in your market by size and sector, with the finance lead and the operations lead as separate contacts.
- Watches for growth signals on LinkedIn, such as Hiring for Position in volume or a New Office post, which hint at a space need.
- Asks one question about space plans, such as whether the team still fits the current floor.
- Follows up every few weeks over months, with market notes the broker approves.
- Collects the requirement before the broker calls: headcount, area, timing, lease event if they share it.
An example sequence for commercial real estate

- 5
Any reply
Hand to the broker
The broker discusses options, viewings and terms.
Hi Daniel, thanks for connecting. I noticed [Company] has been hiring for most of the year. Does the team still fit the [area] office, or is space starting to get tight? I advise growing companies on office moves in [city]. [Name], [Brokerage]
What stays with a person
- Rents, incentives, service charges and any number about a property.
- Viewings, which need a person and a key.
- Lease advice, heads of terms and negotiation.
- Owner instructions and fee agreements.
- Any reply mentioning a dispute with a landlord or tenant.
Channels that fit commercial real estate
| Channel | When it fits | Watch out for |
|---|---|---|
| Founders, finance and operations leads at growing occupiers | A long relationship channel; expect replies months after the first touch | |
| Asset managers and owners, and follow ups with market notes | Market notes must be facts the broker can stand behind | |
| Live chat | Visitors on your listings site asking about a property | Collect the requirement and book a viewing request; do not quote rent |
| Clients who prefer to message during a search | Sellinger sends first messages and follow ups on WhatsApp through your connected WhatsApp account. WhatsApp itself limits outbound messaging, so first messages run at a small daily volume. It also answers people who write first. |
The closest published evidence
Sellinger has no published real estate campaign. The Lamothermic foundry campaign is the nearest example of long, patient follow up to senior buyers: follow ups lifted the reply rate from 17.2% to 30.9%, and across 1,699 follow up recipients 7 first replies were negative.
Our own LinkedIn outbound at Sellinger found that follow ups added 45% more replies. In a market where timing is set by a lease you cannot see, those later replies are often the ones that matter.
Rules to check before you start
Rules on estate agency and property marketing differ by country. The email rules for company addresses are summarised in is cold email legal. Do not let the agent describe a property's condition or legal status. This is not legal advice.
LinkedIn's terms apply to any automation. You connect your own LinkedIn account through a hosted login and Sellinger does not store your LinkedIn password. No tool can guarantee that LinkedIn will never restrict an account.
